Surrounded by lush greenery and vibrant tropical flowers, this gated property offers an island-style interior that accommodates up to eight guests in four bedrooms: one with a king-size bed, two with queen-size beds, and one with twin beds. Each air-conditioned bedroom has a ceiling fan, charging station, hypoallergenic pillows, and high-quality linens for your comfort. The home includes three full bathrooms, each featuring a walk-in shower with rainfall shower heads and eco-friendly toiletries. Start your day with a morning pick-me-up on the screened-in veranda, work in the dedicated office, or unwind in front of a smart TV with music and international channels. The kitchen boasts quartz countertops and a breakfast bar, and is fully equipped with a dishwasher, farmhouse sink, microwave, and a smart refrigerator with filtered water and ice dispenser. In addition to the remote-controlled ceiling fans in every room, all windows are screened, allowing you to enjoy the pleasant island breeze. The family room is designed for indoor-outdoor living, enhancing the open-concept layout. It leads to a multifunctional enclosed garden area, ideal for yoga or spa treatments, complete with a shaded patio table, butterfly chairs, and delightful wind chimes, creating a relaxed yet refined atmosphere. The home is located in the central Kingston corporate area. You can get to the heart of the city within 5 minutes. Whether you want to hop over to the Bob Marley Museum, the downtown waterfront, Castleton Gardens, Hope Gardens, Tuff Gong Studios, Devon House or any of the city's countless nightlife attractions. There is a solar water heater with a redundant inline gas water heater. Additionally, there is 1000 gallons of water storage capacity with an automatic water pump. Laundry can be done for an additional fee, in coordination with the housekeeper.

Other Details to Note

I do not allow unregistered overnight guests. Unfortunately, many guests who book this property make the decision to invite several extra people to stay once they arrive and realize how much space is available. Please note that there is a penalty of US$135 per person per night for guests who violate this policy. Please declare all of the guests in your party at the time of booking. If your guest count changes, you can make that change on the airbnb platform very easily up until you actually check in. If there are any questions about this policy, please reach out to me for clarification. There is no smoking of any kind in or around the property. Violation of this house rule will result in discontinuation of your reservation. Please respect my family and this strict policy. This property sits on a large lot and can accommodate 8 people comfortably. However, it is my family home and not a hotel/motel. It also means that I do not allow events/parties/gatherings/group dinners of any kind. If there is any doubt about what constitutes an event or party, please do not hesitate to contact me. Please make note that there is an increased sanitization fee (categorized in this listing as a linens fee) due to the extra expense of COVID-19 sanitization requirements. For your information, by sanitizing I mean using chemicals to reduce the number of germs and bacteria. For example, spraying a chemical disinfectant on high-touch surfaces such as doorknobs. This is distinct and in addition to cleaning, which is when you remove germs and dirt from surfaces. For example, using a soapy sponge to wipe down a kitchen worktop or hob. The home can comfortably sleep 8 guests. Due to COVID-19 sanitization protocols, if your party does not require use of all sleeping areas, I do reserve the right to secure those areas that are not deemed necessary for smaller groups. Sadly, I’ve experienced an increased number of cases of unscrupulous inquiries for booking. I suppose it’s just a sign of the times. I will only confirm bookings if your identity is verified with airbnb. Once you have booked, I will ask you to send an image of each of your guests passport ID pages via the airbnb platform, at least 5 days prior to check in. If you are unwilling or unable to satisfy this request, I can request that airbnb refund your booking fees in accordance with the airbnb cancellation policies so that you're not out of pocket.

This home is accessible for guests with mobility challenges. Features include step free access and a shower bench. 3 of the 4 bedrooms have full ensuite bathrooms. Guests have access to the kitchen for the preparation of meals. There is WiFi throughout the house, as well as a smart TV which you'll be able to stream your favourite content. Day time guests are permitted, but no additional overnight guests and no events or parties are to be held on the property. Please note that this is a family home and is occupied by family during some times of the year.

Perfect for our group of 6! It’s hard to find a place with that many bedrooms and bathrooms in Kingston. Everything was new and super nice. The memory form mattresses were awesome and that courtyard was amazing. Will stay again.

Amazing! What a perfect location! Close to everything. Half way tree, Devon house, grocery market. Amazing host. House was as described. Plenty of room. Clean bathrooms and linen. Not a single Complaint. Gated home. Completely safe feeling at night.
